Many property owner’s call their insurance company since you purchased insurance to protect your home, why not get their advice on how best to minimize the damages considering you will want them to pay for the damages.
         &#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

          Some insurance company’s will respond with an offer to send one of their Preferred Vendors – “contractors” to provide the services you need. Many homeowners assume the insurance company’s suggestion of a contractor, is an implied endorsement of that contractor. It is also assumed that the contractor will provide a quality service as they are there to protect the property for the insurance company. Remember one thing, the vendor is Preferred by the insurance company, not by you!

          Here is the question so many property owners ask….”Do I have to use my insurance company’s contractor?” The short answer is NO. One of the reasons you may opt out of using your insurance company’s suggested contractor, is you may not have control over how the work is managed or controlled and if you disagree with their approach, you may have little power to oppose them.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

          Here is a recent story of a contractor sent by an insurance company. A property owner was on vacation for 8 days, upon return to the property, a puddle of water was discovered on the kitchen floor. This was the first indication of a water leak seen by the owner. At the time of the incident and when the claim was filed by the owner, the exact source of the leak was undetermined. The insurance company offered to send their contractor to perform the water damage cleanup and dry out. The property owner agreed to use this contractor with the belief they would handle the job properly and the insurance company would pay the contractor for the services easily since it was their contractor.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The outcome of this situation was nothing short of a nightmare to a property owner that didn’t have the experience to know better. The contractor placed dry out equipment in the affected areas and monitored the equipment every other day by testing the moisture content and humidity inside the property. The source of the leak was identified as a pipe leaking in the kitchen island sink area and a plumber was sent to repair the pipe.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          After a couple days of dehumidifiers and fans running, the drywall and cabinetry should have showed signed of drying out. Instead, the affected areas remained very wet, and this contractor did not use the diagnostic monitoring data to determine that another ongoing leak from another source was continuous. Contrary to industry standards, the equipment remained on the property for 33 days when a typical dry out is 3-5 days. As a result of the mismanagement of the this water damage mitigation, the problem worsened over time, and now the water damaged areas have created a significant mold problem.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Although we are not suggesting all stories turn out this way, in this case, the property owner fully relied on the credibility of the contractor simply because the insurance company recommended them and the property owner complained thru-out the process but nothing was done.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          In the end, the decision over choosing a contractor should always be the choice of the property owner since they will have to live with the outcome of the contractor’s work for many years to come. We can all agree that not having control over your restoration process can be frustrating and overwhelming.

          Even a small size water heater can hold 30 gallons of water. Naturally, that much water can cause some serious damage.            Mold on the floor and/or wall around the hot water heater;

           A musty odor in the area where your hot water heater is located. A musty odor is a sign of mold, and if you smell that odor, it means you likely have mold somewhere in your home, even if you don’t see it. Since mold often grows in hard-to-spot areas, like inside walls, under carpet and linoleum, and inside heating and ventilation ducts, it’s not unusual to smell mold but not see it.

          Once you have confirmed it is the water heater that is leaking, pay attention to the location of the leak, is it coming from the top or bottom of the heater?

    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

          Some things you should do immediately to prevent further damage:
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ol&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Turn the power off to the water heater at the circuit breaker – water and electricity are a dangerous combination;
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Turn off the water supply to the heater at the cold water shut off valve – most water heaters will have a valve located above the water heater (by code they are required to be here) that will shut off the water supply. This valve will either have a handle that you have to pull down, or a gate valve (essentially a dial) that you will have to turn clockwise to close. If you have a large, serious leak and cannot reach the water shut-off valve safely then you should find the main shut-off valve for the property and close it to stop the water supply to your water heater. Shutting the water off should slow and may even stop the leak depending on where it is coming from.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
  &lt;/ol&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          It is highly recommended that you call a professional plumber to repair the water heater.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

          If mold has not formed, but you have wet building materials such as drywall, baseboard, or a laminate floor, for example, it is a good idea to have a water damage mitigation specialist place air movers and dehumidifiers in the area of the leak to dry out the wet building materials before mold begins to grow.

          When we think about the areas where hidden mold can develop, there are many locations that may not be easily recognizable. Of course, if you have a leak on the bathroom floor or around a sink, you will see the leak, dry it up and minimize the damage it will cause. There are other leaks, however, that will be less recognizable, and one area that frequently goes unnoticed is under the kitchen sink.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Let’s consider how often we look, I mean, really look under the kitchen sink. This cabinet especially, is used as a storage area for cleaning supplies, garbage cans, etc. Typically, we open the sink cabinet to grab a cleaning product, it’s usually only open for a few seconds. Therefore, a leak in this area may go undetected until it’s too late and the cabinetry damage is beyond repair. Also, if the cabinetry remains wet for a period of time, it’s very likely that mold has begun to grow causing a mold issue in your home.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Some of the causes of a leak under your sink are:
         &#xD;
    &lt;/span&gt;&#xD;

           Water supply valves and lines: these valves and lines are constantly under pressure, so if one connection is loose or a water line has a small hair line crack, water will leak under the sink even when the faucet is in the off position.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Handheld sprayer: a leak can occur on the water line that is attached to the kitchen sink causing water to leak down the water line and drip onto the cabinet bottom. Over time, the water will sit under items stored so it may not be noticeable in time to prevent damage.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;strong&gt;&#xD;
        
           Drain pipes:
          &#xD;
      &lt;/strong&gt;&#xD;

            if you have drain pipes made of metals like brass or copper, they can corrode over time and develop a leak. These drain pipes can also become loose and cause a big problem.

      &lt;strong&gt;&#xD;
        
           P-trap:
          &#xD;

            when this gets clogged, it can cause water to build all the way up your drains and create a leak somewhere along the way.

          What should you do when you notice a leak under your kitchen sink?

          We recommend you occasionally inspect the sink cabinet for any signs of water damage, warping of cabinet bottom, or any stains from water or mold. This area can be problematic as a continued leak under the sink can spread to adjacent cabinets and destroy all your lower cabinetry. Once water is trapped behind a cabinet, there is no air movement for it to dry out and is a perfect environment for mold to grow.

    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

          If you do notice a leak under your kitchen sink, turn off the water supply and contact a plumber immediately to stop the leak before it causes any further damage to your home. If you do have a mold problem, you want to be careful to remove mold safely. Once mold is disturbed, it will become airborne causing a contained issue limited to the cabinets to become an air quality issue which can affect the air you breathe and cross contaminate other areas of the home.

          Experiencing a mold problem in South Florida is quite common. Many of the Condominium owners in Hollywood are seasonal, so they travel to the area on a part-time basis, leaving their property entrusted to others to watch over. If a small leak occurs from a pipe in the wall, or a water heater, or any failure of a plumbing item, it can cause a tremendous amount of damage as it may not be occupied at the time of the water leak. They have a friend and a neighbor who take turns checking on the unit. This unit was being checked once every two weeks. Unfortunately, a pipe failed in the ceiling of the guest bathroom, causing a water intrusion into the unit, which went undetected for over a week. By the time the unit was checked, the damage was already done. Many building materials such as drywall, baseboard, carpeting and bath vanities were completely saturated with water and because it remained wet for so many days, mold began to form in many parts of the condo unit. Also, the personal belongings such as clothing, shoes, handbags, were all contaminated with mold.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

           The problem with a

Therefore, it’s very important that a condo owner always maintain insurance for the inside of the condo including their personal belongings. The importance of this cannot be understated as many times the water intrusion that occurs in a condo is something that could not be prevented as there are many causes outside your control such as the neighbor above you who had a water heater leak, or their toilet overflowed, and the water leaked down into your unit. These events are unpredictable, and are accidents, and insurance will cover you for the damage if you do everything possible to mitigate the damages.

If your mold problem is visible, you may want to consider air quality testing to determine the extent of the mold issue.

When cabinetry is built-in, a leak isn’t detected very easily as the cabinetry may absorb some of the water or the water may be traveling to until it can’t go any further and cause a problem where it stops. The damage from an ongoing leak behind built cabinetry can be severe due to lack of air flow behind the cabinets. It’s a dark, moist, and porous environment and in a few days of a water intrusion, mold may begin to form.

Your home may have a musty smell, or you could be experiencing mold symptoms such as runny nose, headaches, or allergies. One thing we cannot control is the fact that we live in a humid environment in South Florida and the likelihood of mold growth is much greater in a humid climate. However, you should not be living with mold in your home as mold could affect the quality of the air you breathe
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

           If you called South Florida Water and Mold Restoration and asked “how do I know if I have mold?”, we would ask you if there was any kind of

          , flood or water leak in the property. If you did experience a water intrusion, we would ask if the area was properly dried with the use of dehumidification and air movers (fans) immediately after the water intrusion. If not, there is a good chance mold could have developed as mold only needs a food source such as drywall, cabinetry or flooring, and moisture to grow and amplify. If you can visibly see mold on the walls, floors or cabinetry, it may be too late to salvage the building materials as porous materials contaminated with mold cannot be cleaned.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          One more factor to investigate is the possibility that mold has contaminated the air you breathe. When mold grows, it forms mold colonies which can release microscopic mold spores into the air and, as the air is circulated in the HVAC/duct system, the mold is also being circulated. This means that a mold problem in the Kitchen could cross contaminate other parts of your home by traveling through the HVAC/duct system. If this occurs, the HVAC and duct system may require mold cleaning and sanitization.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           ﻿
          &#xD;

          Another type of mold problem which you smell and may not see is referred to as a humidity driven or lack of humidity control issue (aka condition 2). We live in a humid climate so we need to make sure the inside of our homes are not humid and we do this by keeping the humidity low by using an HVAC system to cool the area. The humidity inside a property should be between 40-60%, if it goes above 60%, the possibility of mold growth is likely. If you have this type of mold problem, it’s important to have a licensed HVAC contractor inspect the system. Typically, with a condition 2 mold problem, you may see a white or green light dusting on your clothes or furniture or you may not see anything. This means that mold is forming in the air due to the moisture content from the high humidity and the mold is settling onto surfaces. A mold remediation for a humidity driven mold problem is a full wipe down of all surfaces with an antimicrobial solution and HEPA vacuuming all surfaces.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

          The most accurate and reliable way to know the extent of your mold problem is to have an air sample taken; this is referred to as an air quality test. At a minimum, a sample of the affected area is taken, and a sample outside the property. Once the air sample is taken, it will be sent to a 3

    &lt;span&gt;&#xD;

           party laboratory to determine if the mold spore count is elevated and the type of mold species. Usually, the test results come back within 24-48 hours of the air sample. It’s important to note that a mold remediator should not be conducting mold testing. Always hire a state licensed mold assessor to test for mold, and a state licensed mold remediation company to safely remove mold, never use the same company for both as it could present a conflict of interest. As a side note, I have received many calls from homeowners who purchased a mold kit from home depot to determine if they have mold and they would tell me it came back positive for mold. Don’t waste your money, the home depot mold kit is not accurate, and since we live in a humid climate, it will grow mold almost anywhere you place the kit.
          &#xD;

Naturally, this is especially concerning for people who own or live in apartments or condominiums. Of course, the leak will almost always penetrate through to the floors below. If gone undetected, it can cause a tremendous amount of water damage and mold growth. For all those property owners that live in South Florida only part-time, this story is an eye opener: the wall undetected and travel around the perimeter of the room until it becomes visible either by evidence of standing water, or by visible mold growth on the walls, baseboard and/or carpet. This is especially concerning for people who own or live in apartments or condominiums as the leak will almost always penetrate through to the floors below.           Case Study:
          &#xD;
      &lt;br/&gt;&#xD;
      
           A few years ago, we received an emergency call from the owner of a local condominium who lived in another state most of the time. The owner had received a bill from FPL and the amount of the bill was unusually high considering they only live here for a few months out of the year. The owner sent someone in the unit to adjust the thermostat as FPL suggested. When the unit door was opened, water came pouring out, and at least 2-3 inches of standing water was seen throughout the unit.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          The cause of the problem:
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           the water heater was leaking, and the heating element inside the water heater was working overtime to heat the new water entering the tank, thus a large electric bill. The water had been leaking for quite some time as the walls from floor to ceiling were covered with visible mold growth. In addition, the ceilings were also moldy from the condensation which developed from the air space becoming fully saturated with humidity as a result of the standing water. All of the contents inside the unit such as photographs, books, furniture, linens were all water and mold damaged and could not be salvaged at all.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          After shutting off the main valve to the water heater, the first course of action was to remove all the standing water with powerful truck mounted water extraction equipment. Then, we placed large commercial grade dehumidifiers throughout the unit to remove the moisture in the air and bring the humidity inside the unit down to below 60%. Humidity levels above 60% inside a property have a greater risk of developing or growing mold, recommended humidity levels should be 40-60%.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Due to the significant mold detected, we did not use air movers (fans) to dry out the unit as we normally would. The reason being that air movers would only serve to blow the mold spores around the air and make it a more difficult environment for the workers to complete the water damage restoration and subsequent mold remediation.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Once the humidity levels were within normal range, the entire unit was demolished, all contaminated walls, bathrooms, kitchen, and baseboards were safely removed and discarded. Once all mold contaminated building materials were removed, we utilized commercial grade air scrubbers to recycle the air, and we proceeded to micro clean and hepa vacuum the entire unit, all horizontal and vertical surfaces, and applied antimicrobial solution to all areas.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           Luckily, the owner had homeowners insurance to cover the cost of the
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;a href="/water-damage"&gt;&#xD;
      
          water damage restoration
         &#xD;
    &lt;/a&gt;&#xD;
    &lt;span&gt;&#xD;
      
          , mold remediation and reconstruction; however, they were slightly under-insured, and did not get the full value of all their contents that were destroyed. We worked closely with the insurance adjuster to agree on the scope of work necessary to restore the property, and the owner agreed to sign a Direct Insurance Billing authorization. As a result, the owner received a fully reconstructed unit without any out of pocket expense to them for our services.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          Some lessons learned from this case study are:
         &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          1. schedule someone to check the inside of your property regularly if you are absent from the property for any length of time;
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          2. consider shutting the main water valve off while you are away;
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          3. review your homeowners insurance policy, make sure you have:
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          (a) mold coverage – minimum coverage of $10,000
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          (b) confirm your coverage limit is sufficient should you experience a total loss including drywall, baseboard, bathrooms, kitchen, flooring, and personal contents, this can add up quickly!
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;

Prior to enactment of this law, anyone could perform these services without proper credentials, so this new law has raised the standard for everyone performing these services.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Most property owners are unaware of the difference between a Mold Remediator and a Mold Assessor. We receive a lot of inquiries from property owners asking us to perform Air Quality testing or asking what the difference between is between mold remediation and mold assessment. We always advise property owners that the company who performs the inspection and testing should be independent of any mold remediation companies. This is the industry’s #1 conflict of interest, therefore, the State of Florida is regulating the industry to prevent this conflict of interest. For example, it’s in the best interest of the mold remediation contractor to find mold in your property if they performed air quality testing so they can benefit from their findings, however, this can lead to unscrupulous contractors taking advantage of homeowner’s who simply do not know better. Below is an explanation of Mold Assessment and Mold Remediation:
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          Mold assessment
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           is a process performed by a mold assessor that includes the physical sampling and detailed evaluation of data obtained from a building history and inspection to formulate an initial hypothesis about the origin, identity, location, and extent of amplification of mold growth of greater than 10 square feet.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          Mold remediation
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           is the removal, cleaning, sanitizing, demolition, or other treatment, including preventive activities, of mold or mold-contaminated matter of greater than 10 square feet that was not purposely grown at that location; however, such removal, cleaning, sanitizing, demolition, or other treatment, including preventive activities, may not be work that requires a license under Chapter 489, Florida Statutes, unless performed by a person who is licensed under that chapter or the work complies with that chapter.
          &#xD;
      &lt;/span&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;strong&gt;&#xD;
      
          According to the Florida State Statute 468.8419 Prohibitions; penalties.—
         &#xD;
    &lt;/strong&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
      
           (1) A person may not: Perform or offer to perform any mold assessment to a structure on which the mold remediator or the mold remediator’s company provided a mold remediation within the last 12 months; Perform or offer to perform any mold remediation to a structure on which the mold assessor or the mold assessor’s company provided a mold assessment within the last 12 months.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The safest and most protective approach to a mold problem is to follow the 3-step Process:
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;ol&gt;&#xD;
    &lt;li&gt;&#xD;
      &lt;span&gt;&#xD;
        &lt;span&gt;&#xD;
          
            The establishment of the problem –

In order to access the area, and perform a proper mold remediation, the air handler would need to be removed by a licensed HVAC contractor in order to remove the affected building materials and to clean the affected area.

    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;

          Once the remediation is complete, and a clearance test has been performed, the drywall (and painting) will need to be installed prior to reinstallation of the air handler. Therefore, it may be several days before you will have the air conditioning system up and running again. Without AC in South Florida, you may choose to move out during the mold remediation process.

          Another example is when the bathroom or kitchen is affected. Although you may reside in the property during the work being performed, you may choose not to stay there if you don’t have a working bathroom or kitchen. In addition, there will be equipment running 24 hours a day until the mold removal is completed. Some homeowners complain of the noise, while some are unaffected by the inconveniences of the work being performed while they remain in the home.

These homeowners were concerned that their family was experiencing repeated issues with upper respiratory and bronchial infections, and symptoms similar to allergies. In both of these situations, neither homeowner has seen any signs of visible mold growth, nor have they experienced a water damage which could have contributed to a mold issue.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;span&gt;&#xD;
        
           ﻿
          &#xD;
      &lt;/span&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          As we know, mold is ubiquitous, it’s everywhere especially in humid environments such as ours in South Florida. We can’t fully eliminate mold from our environment as mold grows outdoors on leaves, grass etc. and is blown around in the air. Small amounts of mold from the outdoors can enter the home through open doors, windows, vents, it can also become attached to clothing and be carried inside. The mold spores carried from outside into your home in this manner would be considered small amounts and should not significantly cause symptoms as we are exposed to mold blowing through the air outside. However, once mold grows inside, it has no place to go, and once the spore counts become elevated, it can travel through our HVAC system and cross contaminate other areas of the home.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Many areas in our home are prone to mold growth such as shower stalls, drywall, ceiling tiles, carpet, furniture, ductwork, paneling, wallpaper, cabinetry and anything that is porous. Once a porous building material gets wet from a leak and is not properly dried out within 24-48 hours, mold may begin to grow. If the leak continues providing mold with its much needed moisture to grow, then the problem can continue and start to produce mold spores in the air that you breathe.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          Some molds produce toxic substances known as mycotoxins. These mold spores may cause allergens in the air especially for sensitive individuals like children, senior citizens and/or those who are immune compromised.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          So what do you do? If you cannot see any signs of visible mold nor do you have a history or indication of a water damage in your home, then the only way to determine if the air quality is affected by mold is to have a state licensed mold assessor perform an air quality test. The results of the air quality test along with a visual inspection performed by a licensed mold remediator such as our company, will determine the best course of action and the scope of work that is needed to eliminate the issue.
         &#xD;
